Commencing at the North ¼ corner of said Section 31, thence
North 90 degrees 0.0 minutes West 1404.42 feet along the north
line of the said Fractional NW ¼; thence South 1 degree
28.8 minutes West 40 feet to a point on the south right-of-way
line of a County Road, the POB of the tract to be described.
Thence South 1 degree 28.8 minutes West 1026.92 feet to a point
on the north line of tract deeded to Corn Belt Power Cooperative
as said deed is recorded in Book 94 Page 722 of the Palo Alto
County Deed records; thence South 89 degrees 46.7 minutes West
484.4 feet along the north line of said Corn Belt Power Cooperative
tract to a point on the east right-of-way line of a County Road;
thence North 1 degree 23.8 minutes East 1025.01 feet along the
east right-of-way line of said County Road to a point 40 feet
South of the North line of Fractional N ½ NW ¼,
and a point on the south right-of-way line of a County Road; thence
North 90 degrees 0.0 minutes East 485.93 feet to the POB, containing
11.424 Acres, subject to any existing easements.
